Lighting control was delivered using a Lutron HomeWorks QSX system, supporting DALI, phase and 0–10V dimming across the property.

Tunable white and RGB lighting were integrated within ceiling coffers, mirrors and joinery, allowing spaces to shift in tone and atmosphere throughout the day.

While the DMX system operates in the background, access to its control was made intentionally simple—via discreet button interactions on the Lutron Palladium keypads, with more detailed control available through Crestron.

A pixel-mapped LED installation was incorporated within the guest apartment, introducing dynamic lighting effects that sit subtly within the architecture while adding a more playful layer to the space.

Audio is distributed throughout the villa using a centralised DSP and matrix system, supporting both streaming services and DJ inputs for flexible use.

A combination of retained and newly specified loudspeakers were integrated throughout, each selected to suit the scale and character of the space.

A high-performance L-Acoustics system provides powerful, controlled sound across the pool and garden areas, designed for both background listening and larger gatherings.

A centralised video distribution system delivers content—including streaming services, IPTV and CCTV - to displays throughout the villa.

Dedicated viewing environments were created across the property, from informal television areas to a projection-based setup within the master suite.

An audio-video entry system provides secure access control, with custom external panels and internal monitoring points.

A property-wide surveillance system delivers full coverage, with footage accessible remotely and via in-property displays.

A robust network infrastructure supports AV, control and security systems across the villa, ensuring reliable performance throughout.

Distributed equipment racks and managed power systems allow for remote monitoring, diagnostics and maintenance.

Secure remote access enables ongoing support, programming and system optimisation.

Climate systems—including air conditioning and underfloor heating—were integrated into the control platform for unified operation.

Blinds, curtains and external shading systems are fully integrated, with both centralised and local control available.

Crestron provides high-level control across all systems, with iPad interfaces positioned throughout the villa.

Keypads and handheld remotes provide simple, immediate control within individual spaces.
